Using Full Planning Permission to Secure Double-Height Rear Extension in Leeds
When an experienced property developer approached us to design a rear extension for their home in Leeds, they had a clear vision: make better use of the ground floor, link the underused basement, and create a light-filled, spacious living area. They hoped to go beyond what standard permitted development would typically allow.
The Brief
The home had an existing basement, but with a very low ceiling, it wasn’t a functional space. The client wanted to extend off the rear of the property and rework the first floor to bring the layout together in a more usable and modern way. The plan was to make the extension feel special - something with real impact.
Challenges We Faced
As we began the design process, several issues emerged:
- A major sewer pipe ran directly beneath the proposed extension footprint. After consultation with Yorkshire Water, we confirmed the pipe couldn’t be moved due to clearance regulations.
- Neighbour objections were raised after we submitted a ‘larger home extension application’ — a route that sits between permitted development and full planning.
A Change in Approach: Larger Home Extension Application
We submitted our 'larger home extension application' (which is something in between permitted developments and full planning permission) along with the appropriate measured surveys and architectural drawings.
With feedback from neighbours, we revised our strategy and applied for full planning permission. The new proposal included a 4-metre rear extension that cleverly worked around the sewer pipe. This revised design made the most of the site’s natural slope to create a mid-level extension that links the ground floor and basement seamlessly.
The Result
The completed extension has completely transformed the way the home flows and feels. The clever mid-level design makes full use of the sloping garden and allowed us to create a beautiful, light-filled kitchen and dining space with a soaring double-height ceiling.
Large glazed doors frame stunning views of the trees in the rear garden, creating a seamless connection between inside and out — perfect for relaxed family living and entertaining. The space feels airy, calm and full of character, with the added bonus of a tucked-away utility and larder space just off the main living area.
This is a brilliant example of how smart design and problem-solving can result in a truly unique, standout home extension.
