How We Transformed a Bungalow Quickly Using Permitted Developments

A Swift Transformation: Loft Conversion & Ground Floor Renovation for a Downsizing Client

One of my favourite recent jobs involved helping a client who was downsizing and needed to get their new home ready as quickly and efficiently as possible. It was a real pleasure to be involved right from the very beginning, even before they owned the property.

The client reached out to me prior to purchase to carry out an initial survey on the bungalow they had their eye on. They wanted to be absolutely sure that the home could accommodate the changes they had in mind – and that things could move fast. I assessed the space, the structure, and the potential, and confirmed that everything lined up perfectly with their plans. From there, things moved quickly – just how we like it.

Fast-Track to the Dream Layout

Our client’s goal was to create a spacious, luxurious master bedroom with an ensuite in the loft. This would allow them to open up the entire ground floor for easy day-to-day living, perfect for their future needs. With that vision in mind, I got to work on the architectural drawings and used permitted development rights to push the project forward without the delays of planning permission.

By July – just one month after the initial survey – we had finalised the plans and the client was thrilled. I then introduced them to one of the trusted builders I work with regularly – someone who I know delivers quality work, communicates well, and stays on schedule. The client was immediately reassured and confident moving forward.

From Paper to Progress

Thanks to the streamlined approach and a builder ready to get started, construction kicked off in early September – just three months after the client hired me at HB Architectural Services. The project involved a full loft conversion and internal alterations to the ground floor, carefully coordinated to keep things on track and minimise disruption.

Acting as the project manager meant I was on hand every step of the way – liaising between the builder and client, resolving queries, and making sure the end result stayed true to the original vision. We delivered a layout that maximised space, light, and practicality, with a sleek new master suite upstairs and a beautifully reconfigured living space below.

There’s something especially satisfying about helping someone transition into the next phase of life with confidence and ease. This client needed more than just drawings – they needed a safe pair of hands to guide the process. From that first survey to builder handover, I was proud to be that person.
