I'll assess the feasibility of your project, taking into account factors such as site constraints, and potential planning issues. We'll work with you to determine the best possible layout for your development, taking into account the site's size, topography, and location. Our feasibility studies will provide you with a clear understanding of the number of houses you can get on the site in order that you can calculate the likely return investment.

Pre-Inquiries with Planning Departments

By submitting a pre- application enquiry with the planners we can get a better understanding of what is favourable and likely to be supported on the site, prior to investing a lot more time and money in drawings / reports that would be required for a full planning application.

Outline and full planning applications

Some clients only have the desire to obtain planning permission for land and then use the permission to sell the land at a higher value. Outline planning applications are perfect for this intention as they involve much less upfront costs for the owner prior to selling the land. We will advise on which course of action would be best to take and how to submit the outline planning application ie some matters reserved.

The level of information that is required for housing developments as part of a full planning application can be daunting. We will offer a full service of obtaining comparison quotations from different external consultants for the different required reports etc and once one is appointed liaise with them directly to ensure that all the strands of the project intertwine and run smoothly and nothing is lost in translation. Examples of reports/documents include land contamination assessments, arboricultural surveys, flood risk assessments, noise and odour reports etc.

Having successfully completed previous residential developments, we are aware of planning policies and design requirements such sight line requirements from neighbouring properties etc in order to allow for a smoother planning application.
